What is the payment plan?

It has not been confirmed by Nakheel. Register and Emir sends it to you once it is.

When is the handover?

Nakheel has not confirmed it. Brokers' listings give dates from Oct 2029 to Q1 2031.

Where is Palm Springs?

In Jebel Ali, Dubai, beside Sheikh Zayed Road with a metro station at the community. The launch presentation shows Palm Jebel Ali 17 minutes away.

Who is the developer?

Townhouse or villa: which should I choose?

Townhouses are expected from 3 bedrooms and about AED 3.3M, villas from 4 bedrooms and about AED 7M. A townhouse asks less up front and rents to a wider market; a standalone villa has its own plot and more privacy. Emir sends both floor plans so you can compare.

Can foreigners buy at Palm Springs?

Dubai lets buyers of every nationality own homes outright in its designated freehold areas, and Nakheel's communities around Jebel Ali, such as Al Furjan, are freehold. Nakheel confirms the Palm Springs title at launch.

Does Palm Springs qualify for the Golden Visa?

Property worth AED 2 million or more can qualify an owner for the UAE Golden Visa, subject to current rules, and every Palm Springs home is expected above that. How off-plan purchases qualify can change, so confirm with the Dubai Land Department or ICP when you book.

What fees do I pay on top of the price?

Dubai Land Department registration is 4% of the price, plus admin fees, usually paid at booking. Emir sends a full cost breakdown with the price list.

Is my money protected while it is being built?

Yes. In Dubai, off-plan payments go into the project's escrow account under Law No. 8 of 2007 and are released to the developer as construction progresses.

Can I buy from outside the UAE?

Yes. You can register, reserve and pay from abroad; Emir sends every document and step on WhatsApp, and you only need to travel if you choose to.
